The room will be available from September 2025, to share with three other postgraduate students on 12-month courses. Single occupancy only.

It is a good sized square shaped room, being 12 square metres. Bills are indeed included, including the gas central heating, washer drier and BT Infinity broadband.

This is room 2 in 4/1 Dumbiedykes. It has a good sized desk, a wardrobe and a 4ft double bed. The windows and double glazed and there is a private lock on the room door.

The hallway in the flat, has open views over to Salisbury Crags, beside Arthur’s Seat in Holyrood Park. The park starts 2 mins walk away. The University at George Square is about 12 minute walk away.

There are two washrooms with a shower ewch in the flat, so that is one per two students. And a bath. The communal room is a 14 sq metre, large well-equiped diner kitchen with seating at a dining table for 4 to 6.

The Palace, the Royal Mile and the Parliament are each about 5 mins walk away. A local Tesco is about 2 mins walk, while the excellent Edinburgh University Sports Centres are nearby on The Pleasance.

We are fully HMO licenced for 4 students, as we have been for 20 years, since the accreditation came into being. And not more than 4, so there is no need to apply if you are a couple.
