I'm a consultant who enjoys pottery and a quiet evening with a good show. I'm quiet, tidy, respectful, and easygoing, and I value open communication and mutual respect in a shared living space.

🔑 About You:
I'm looking for a considerate individual who is friendly, clean, and reliable. I'm a bit quiet so not too keen on big parties but would enjoy a good show or movie night, a cup of tea and a good chat. I don't mind students but would require someone who can pay council tax. .

💰 Rent and Expenses:
The monthly rent for the room is currently £550 (no bills included), but this is likely to increase with the contract change. Additionally, there will be a deposit of 1 and a half month's rent required upfront, refundable upon move-out, pending no damages.
The other costs include:
-Electricty+Heating: approximately £72.42 per person
-Wifi: £14.97
-Insurance: £5.26
- Council Tax Band E: £105 per person

The apartment is conveniently located off the Royal Mile (2 mins), 9 minutes away from Waverly Station, 14 minutes away from Prince's Street and 13 minutes away from St. James Quarter and the Omni Center.
There are three nearby bus stops:
- the 35 (2 minute walk)
- Leith links (13 minute walk)
-Regent Terrace stop ( 5 minute walk)

📅 Availability:
The room is available starting May 1st 2024, and I'm looking for a minimum stay of 6 months.
