Rooms to rent in EH16 . Please read in detail. I am looking for lodgers to live with me at my place. Views can be booked now.

Lodgers Requirements:
No pets or smokers allowed.
No couples.
Female or male but tidy, respectful, not noisy, clean.
People who are eager to help others and share.
Environmental aware (e. g. people who recycle and don’t like wasting)

About the house:
The property is a 4-bedroom house, 1 living room (1st floor) and 3 bathrooms (one in each floor), next to the Royal Infirmary hospital (less than 10 minutes’ walk) and the Edinburgh Bioquarter (where many buildings of the university are). The property is a new building.
There are one Lidl and one Home Bargains around 10 minutes’ walk from the property.
Fort Kinnaird (that is a big shopping centre where you can find anything) is around 25 minutes’ walk, 7 minutes by bicycle or 5 minutes by car.
There are plenty of buses to the centre (bus 14 that stops next to the property or buses 33, 49, 8, 7 that stop next to the Royal Infirmary car park). Bus 18 goes to the airport.
There are 2 gyms nearby but I go to the University one in the town, it normally takes 20-30 minutes to get the centre by bus, depending on the traffic (I cycle and it takes me 16-19 minutes from door to door). In Fort Kinnaird there is also another gym (PureGym).

About the rooms:
Rooms are fully furniture with king, double or single beds, table, chair, chest of drawer and Wardrobes.
Kitchen will include all the amenities: oven, fridge/freezer. Personal space in the kitchen will be assigned to the lodgers (e. g. a tray in fridge and freezer and a cupboard for other things). Cookware and kitchen tools are provided.

About the Prices (all bills included):
Large Double room with King bed, private/en-suite bathroom and walk-in wardrobe (with 1 large wardrobe in each side): £900 (deposit £450).
Double Room: £750 (deposit £350).
Single Room: £700 (deposit £300). Available now. Note this one is only for short terms and the price can be a bit higher depending on the short term (less than 2 months). Price varies depends on the term (e. g. shorter term would be a bit more expensive).
