Looking for someone to take over this cozy single room in a friendly flat near Arthur's Seat and Holyrood Park.

Perfectly situated for both nature lovers and city-goers, the flat is just a 20-minute walk to the city centre or a quick 10-minute bus ride. There are multiple bus routes (2, 14, 30, 33, 51) with a stop conveniently right outside. For your shopping needs, Cameron Toll Shopping Centre is a 12-minute walk or a 4-minute drive away.

If you have a car, there's free street parking behind the flat, just a 1-3 minute walk away.

FLAT
The flat is spacious and homely, with two bathrooms—one with a shower, toilet, and sink, and the other with a bathtub and sink. The large kitchen is the heart of the flat, featuring ample counter space, a dining table that seats 5, and a cozy sitting area with a sofa and two armchairs. The kitchen overlooks a large shared garden, perfect for relaxing, hanging washing, or even growing your own herbs.

THE ROOM
The room is bright and well-equipped, featuring a single bed, desk, chair, wardrobe, chest of drawers, and a small shelf unit ideal for books or decor. It has a double-glazed window overlooking the shared garden and a high ceiling that makes the space feel larger and more open.

FLATMATES
Currently there are two males and one female, all between the ages of 25 and 29 everyone is very friendly :) Everybody is clean and tidy and most people are out at different times so the flat never feels busy.
