Spacious, comfortable room in a very convenient Edinburgh central area of HAYMARKET and FOUNTAINBRIDGE, with walking distance from the Old Town and the New Town (Princess Street just 10 mins away), available from the beggining of March (or even before, depending on the final day of the existing flatmate).

Great bus links available within 2 min walk (buses 1,10,22,27,30,34,35) with even more buses available from Lothian Road, and Haymarket, just 5 mins away. Edinburgh Meadows within 10 minutes. Fountain Park with Nuffield Health Gym, Cineworld and many more entertainment venues within 2 minutes walk.
Tesco and Sainsbury's at your doorstep too, as well as lots of pubs, bars and restaurants in the local area.

ALL BILLS INCLUDED in a price of £850 (£650 rent and £200 fixed supplement covering all billls) for single long term occupancy (couples pay extra £100), that includes rent, council tax, gas, electric and a highspeed 1000 Mb Virgin broadband. There is also TV licence for the household. One-month security deposit required.

No living room available, however the room itself is exceptionally big compared to Edinburgh standards.

Room as presented on pictures consists of double bed, sofa, wardrobe, working desk, dining table and optionally chairs. Pictures were made a while ago, before the existing flatmate moved in, so now it also has some extra intems, such as extra drawer, another desk + chair, and a little room fridge (such as for drinks and little items), on top of the main fridge available in the kitchen.
There is a shared bathroom with brand new, powerful rainfall shower (pictured) and a kitchen with fridge, freezer, cooker and (what actually makes a difference) a dishwasher :)

I've got a dog (a wee yorkie, also pictured) so if you're a dog lover, you obvioudly get a priority. That also means you need to understand dog behaviurs, especially at times when postman comes.
