**Flatmate Advert**

Hi there! My Name is Duncan Henderson, I am a 25 yr old research scientist looking for a new flatmate to join me on the tenancy as my old flatmate is moving out. I have furnished the flat and am looking for a flatmate to take the other bedroom from early/mid April.

The bedroom available is partially furnished with a very nice double bed (with under-bed storage) and two bed side tables (see photos). You would need to get your own clothes storage/desk/etc for the room.

The flat has 2 double bedrooms and a box room, which is currently a small home gym (see photos), along with a large lounge which has an office desk (with PS4). Large kitchen with pantry, bathroom with clothes airer and plenty of storage cupboards.

I am very inclusive and just looking for a flatmate who is easy going, friendly and tidy that I can get on well with. Bonus if you also love sports/gym, cooking and coffee :)

💲Rent is £700pm
⚡ Energy and gas ~£50pm each
🛜 WiFi + TV license £15 each
🏠 Council Tax band C ~£96pcm each

A bit about me: I am a genetic scientist working hybrid/remote and in the city. I love all sports (rugby, golf, skiing etc) and am training for my first ironman (hence the gym set up in the box room). I enjoy cooking and am a sucker for a coffee and pastry.
