Double Room in Newington Edinburgh

Hi all, we’re looking for a new flatmate to join a 3-room flat in Newington, a 5 minute walk from Holyrood Park and about a 10 minute walk from the meadows (basically across the road from the commonwealth pool if you want to look at a map).

It’s a first floor flat in a tenement building with double glazing and a gas hob, in a pretty good location with rent of £450/month (+ bills & council tax) per person. There’s a shared kitchen and living space, and very good access to bus routes (although it’s an easy walk to the city center). The room itself is quite cosy, and it’s south facing so there’s lots of natural sunlight for houseplants, and it stays warm. It’s available from the start of April, but could potentially be sooner if needed.

We don’t have any specific requirements of flatmates in terms of age or gender although you must be LGBT+ friendly and willing to contribute to council tax (which may make the flat more expensive to students). The letting agent will likely want references etc., but we’ve never had problems with them before so it should be straightforward.

Your flatmates would be Joe and Sam:
Joe is 28 and has been in Edinburgh for 10 years, in this flat for 5 of those. I’m a fan of tinkering and making things, generally fairly relaxed, and work for a scientific startup and tend to be in their office most weekdays (but work from home occasionally). I tend to like to be social with flatmates sometimes, but also a fan of having my own space.
Sam is 24 and moved into the flat recently - he’s a full-time artist in the animation industry, and does typically work from home. He’s an easy-going and tidy person, and likes a flat where we can socialise as well as having our own space. He loves music, playing piano (with headphones), painting, exercise, and sitting round the TV together to watch a film.
