🦆 I’m looking for someone to take over my double bedroom in a spacious flat in Newington (preferably female only). The room is available from the 26th July. Students welcome but will be expected to share the council tax.

*Bills: ~£40-£60 + £13 each for WiFi
*Council tax: £116 (will be cheaper if you are a student)

🏠About the Flat
This lovely first-floor flat is located next to Holyrood Park with an amazing view of Arthur's Seat from the living room (see pics!). The room is quiet and you will have access to your own ensuite shower room. The letting agent is Iero (previously called The Flat Company) which have been good with addressing maintenence issues. The flat also has access to free parking.

🌸Little bit about my flatmate Maxine:

Young female working professional. She works normal day hours. She’s quiet and keeps the flat clean and tidy. She enjoys going for walks or occasional meals together. Boyfriend may sometimes visit and stay for a couple of days.
Prefer female only.

We will prioritise people who are able to provide all references and guarantor documents (if required) immediately as soon as you view the flat and are happy with everything.

Essential requirements from the landlord:
*Income needs to be >£23,400 yearly or you will require a guarantor with this income
*Deposit is £975
