There is one existing tenant, Hannah who just finished her PhD and now works as a scientist. Mallory moves in late July and is a postgraduate Archaeological student. Both are very easy going, social and chatty.
The flat is located just off the Meadows, a short walking distance to Edinburgh University (5-10mins) and city centre (10mins) and other universities.

The overall accommodation is bright, well cared for with quality fitting & fixtures (new boiler just fitted). It is quite/peaceful, spacious with a lovely living room (with study area) & large double window, fireplace and suite of furniture. A kitchen with all utensils and crockery, gas hob, electric oven, dishwasher, fridge-freezer, a spacious bathroom with new shower over bath with unlimited hot water. A separate utility closet with separate washer machine and tumble dryer. A storage closet. The flat has timber floors throughout, is naturally bright, warm, and safe, located on the 2nd story of the building in a quite street just off the Meadows. There is access to a communal patio at the rear.

Your room is a small sized bright single room with a recently purchased single bed (with storage underneath), double wardrobe, bed-side, book case, study desk (wall mounted fold-away) stool, and a window with a nice view over the communal back garden.
INCLUDED IN THE RENT: are all bills (Council Tax, gas & electricity) Free unlimited Wi-Fi/internet and Sky TV is also provided with 42” TV. There is on-street parking via permit at your own cost.
The flat is privately managed and therefore has no extra/hidden fees. Every issue with the flat will be dealt with promptly. Your lease will be drafted in a professional manner and your deposit will be lodged and protected with 'safedepositscotland co uk'
I am a registered landlord with Edinburgh Council, the property is licenced and also I am a member of the National Landlords Association (NLA). I work professionally in property and am a chartered surveyor.
