Hi there! My name is Victoria and I am a postgrad studying a Masters in Infectious Diseases over at the University of Edinburgh. I am originally from Canada and am 24 years old. I am quite outgoing but also respectful, especially when it comes to working at home. I tend to spend most of my days studying on campus, but enjoy spending nights in cooking and watching a film. When I am not busy at university, I enjoy socializing with friends, traveling, hiking, etc. For those interested, I’m ideally looking for another student (council tax purposes) but am not opposed to non-students as long as you’re willing to pay the taxes alone. I am also a tidy person and therefore ask for you to be as well! Please don’t hesitate to contact if you’re interested and/or want to know more about me.

About the flat:
The flat is a lovely 2 double bedroom property that has recently been re-painted and has new carpets in the bedrooms. It is in a tenement building and has lots of lovely period features.

Bedroom: the bedroom has a comfortable IKEA double bed, wardrobe, 2 x side tables and a shelving unit. The bedroom is situated at the back of the property, away from street traffic, so is very quiet.

Kitchen: comes with a fridge/freezer, gas cooker/oven and dishwasher. The kitchen is fully stocked with crockery, cutlery etc. as well as a kettle, toaster and microwave.

Bathroom: the bathroom is split into a bath/shower room and a separate toilet/sink room.

Living room: comes with two sofas, table and four chairs, TV chest and a free standing shelving unit.

Garden: there is a shared garden at the back that you will have access to.

Storage: there is one large hallway cupboard that holds the washing machine, hoover and boiler. There is shelving in the cupboard for additional storage. There is a smaller hallway cupboard too. Both beds have room underneath for storage.

Parking: the flat does not come with private parking. To park outside of the flat, tenants will have to apply for a parking permit from the council.

Bills are not included in the rent.

A message from the landlords:
My parents and I (Katie) manage the flat directly and do not use letting agents.. We are conscientious landlords and we will do our part to keep the flat maintained to a high standard throughout the tenancy. We are looking for responsible tenants who too, will treat the flat with respect and look after it. Please note that although the advert classes me as a 'Live in Landlord' I do not live in the property.

The area:
The flat is situated just off Broughton Street which is full of cafes, restaurants, boutique shops and bars. It is a 10-15 minute walk from the Carlton Road entrance of Edinburgh Waverley and close to bus links on Leith Walk. The tram starts from the top of Broughton Street (so you will always get a seat!). It is really well positioned for Leith, Princes Street and the new complex that they are building at John Lewis.

Viewings:
With COVID-19 we have a pre-recorded video tour of the flat I can share with any interested tenants who are unable to visit the property. Victoria is currently living in the property and can do live video tours.

Rent/Tenancy:
The tenancy will be a joint tenancy between the existing and new tenant. The total rent for the property is £1200 (excluding bills) with the understanding that each tenant will pay £600 each.

The room is available from 1st April 2021.
