Double room with ensuite for professionals

Looking for a flatmate to take an ensuite double bedroom from the 28th April 2018 (move-in date negotiable) in a lovely spacious flat in Gorgie, Edinburgh.

The flat has two bedrooms (the largest room - yours - with an ensuite), a small box room cupboard, a shared bathroom with a bathtub, a good-sized kitchen and a large spacious living room with a dining table and two sofas. The flat has a designated parking space (which I won't be using) and a secure bike shed.

Note: the living room is MUCH bigger than the photo suggests, and the ugly sofas and curtains will be getting replaced very soon.

The flat is located in a residential area close to supermarkets and bus stops (for both day and night buses). Around 10 minutes on a bus to Haymarket and 20-25 to Waverley.

Rent will be £417.50 per month each. Council tax band E so approx £110 per month each; Virgin internet & TV £25 each; bills since we moved in have averaged £30-£35 per month each (cheapest in the summer; most expensive in the winter). Overall approx £580-£590 per calender month.

I'm Laura, nearly 25. I graduated in 2015 and since then I’ve been working in transport economics in Edinburgh city centre. I’m not a party animal but I do like socialising and I'm looking for a flatmate I can chat to and maybe drink the odd glass of wine with in the evenings - but also someone who is independent. I go through phases where I work very long hours, and also travel down to London a fair bit for work. Otherwise I enjoy music and travel and I try to enjoy fitness/yoga.

I'm looking for a professional 9-5 female (no students for council tax reasons) who will be able to meet the landlord in Edinburgh before moving in. The earliest possible move-in date is Saturday 28th April and I’d like someone who could move in within the first few weeks of May. The landlord is a great guy - very friendly and always deals with issues/queries very quickly.
