Lovely fully furnished flat in great location

I'm looking for a flatmate to live with from January 2019 onwards. I have a lovely, cozy looking newly decorated flat with all new furnishings. The flat has good storage space and is fully double glazed with gas central heating. It would be ideal for a young professional or a postgraduate student although I am open to other options including undergraduates.

The flat is close to the Royal Infirmary and has excellent bus links to the town centre (I take the bus every day). Duddingston Village, Holyrood Park and Craigmillar Park and Castle are all on my doorstep.

There are many local amenities within walking distance including a doctor, dentist and supermarkets. The flat is a short bus or car ride to the Asda superstore at the Jewel and Sainsbury's at Cameron Toll shopping centre.

There is free off street parking available to anyone with a car and bike sheds are available at the development. There is a modern entry phone system and the common areas are fully managed.

Council tax would be around £84.00 however this is of course free for students.

Please don't feel that you have to confine yourself to your room, my home is your home so please feel free to take a seat on the (extremely comfortable) sofa and, please go ahead and pop the TV or radio or PlayStation on as and when you feel like. There are also two bathrooms in the property: my ensuite and the main bathroom. I rarely use the main bathroom and am happy for that to be used my flatmate.

I enjoy cooking and am happy to cook together and share essentials such as milk and bread if you like. The kitchen is fully stocked so there's no need to purchase crockery or the like.

The area is very quiet and I've never struggled to get a full night's rest. I've let my room out to two previous flatmates both of whom have enjoyed it and remain good friends.

As for myself I'm very easy going and relaxed. I work as a trainee solicitor in the city so I work regular hours. I enjoy meeting new people and I think there's nothing better than good conversation. I love exploring this city and after six years here it still delights and surprises me. I read a fair bit and I've got an ever expanding record collection. I like socialising with folk and I don't mind a pint or a glass of wine.
