Double room to rent 3rd May £350.00 p/m

Hi, my current flat mate, is moving out on the 3rd may, so I'm looking for a new flat mate, you will have a double room with your own bathroom,
Shared fully fitted kitchen, living room, free parking, gas central heating, wifi, rent is £350.00 each per month, deposit is £400.00 these are paid directly​ to agency on signing lease.
Bills info, The electric, gas, WiFi and council tax, bills are extra and will be split between two monthly, coming to about £100.00 each a month.
so room comes too £450.00 all in. Not bad for city centre. the flat is very clean, and quiet, I'm looking to keep it this way,
I work 12 hour shifts so out a lot or sleeping so it will be like living alone, the flat is well located at top lochend road, with free parking down stairs in carpark, only 30 mins walk to city centre, leith is 5 mins away easter road 5 mins away, buses 49 and 35 just outside,
The new flat mate will need too be in fulltime. employment, as the agency will need a reference from your employer and one from a previous landlord,
