Need flatmate to join 3 bed flat for 2017-2018

howdy there. I have a three bedroom flat on Dalkeith Road, but one of my flatmates is moving out after August so I'm looking for someone to take up the lease with me and my other flatmate for the 2017-2018 period. The main details are below

The bedroom available is a big beautiful room with a bay window, fireplace, wooden wardrobe with mirror, desk, queen size bed, bedside table, and bookshelf. Rent is 405 pounds per month. Internet and insurance come out to be 16 or so pounds per month per person, and gas and electricity costs are variable depending on usage (our supplier is SSE).
our kitchen is pretty large, with a beautiful unfinished solid wood dining table, and has a tall central window above the sink which looks out upon the trees of Newington cemetery. We have all the usual kitchen amenities except for a microwave. There is also a couch in the kitchen, so it doubles nicely as a living room/common space. The bathroom has a full size bath tub as well. The whole flat is carpeted except for the bathroom and kitchen.

The flat is located in the middle of the path from king's buildings to the central campus of the University of Edinburgh, so is pretty well situated for commuting. Beneath the flat there are a bunch of shops, including a bookshop, cafe, barber, convenience store, and chip shop. Nearby there is also a huge lovely graveyard which is great for stargazing on clear nights (:

You'd be living with me, a mellow sort of lass who is into such things as playing chess, skateboarding, metal and hardcore punk music, camping, wandering around outside, and drinking beer, and a very cool Slovakian guy who likes polka music, climbing, traveling spontaneously, and plays the guitar and banjo. We are looking for a cool friendly and tidy person to live with us. T also know how to do tattoos, if that sweetens the deal (: We have no preference for gender!

IMPORTANT NOTES:
-for council tax reasons i'm gonna restrict to students only, sorry!
-we like to keep the common areas clean, so we would prefer someone who is of a similar level of cleanliness
-the flat is managed by an agency, so you have to pass their referencing procedure. this isn't a problem for most people, but it's something to be aware of.
