Good size double room in new style flat. £585 per month available from 18th of Jan and is available until around April 2018 but we can be flexible with that.

Hi there we are a couple looking to rent out our double room, ideally we are looking for another professional to share with, they don't have to be an obsessive cleaner but knowing how to use the hoover once in while would be a plus. We are pretty relaxed and have rented out this room for over 4 years now to both male and female lodgers with no bad experiences so far.

The flat is around a 20 minute walk to the city centre (east end of Princes Street/Waverley Station). It is also 5 minutes walk to many bus stops on Easter Road and London Road which allows easy access to all parts of the city. There is a gym and sports centre and meadow bank 10 minutes walk away and there is a good sized Sainsbury's less than 2 mins walking distance.

The rent includes all bills (Council Tax, Water charges, Gas, Electricity, factoring fees, Fibre Broadband, home phone and Sky Q silver [on 4K/UHD TV] including Sky Sports and BT Sports). You will only ever pay the rent amount.

Room has double bed, bedside table, Large drawer set, good size desk, chair, full length mirror, good size wardrobe and shelving. Furniture is good quality, in good condition and not from IKEA.

There is a good sized living room with small balcony off it. The kitchen is attached to the living area and has gas hob, electric oven, microwave, steamer, blender, spiralizer, fridge with freezer compartment and Combi washer dryer. The kitchen is fully stocked with everything you need from cutlery, plates, bowls, knives, pots, pans, wok, baking trays and lots more.

There is a shared bathroom with a powerful over the bath shower, sink, toilet, shelving and mirror.

There is also a larger patio area off our bedroom which the lodger is free to use, there is a sun lounger and BBQ for those summer days/evenings.

If you have a car there is free on street parking right outside. There may also be the option to rent a parking space in the underground garage of another resident who doesn't use theirs, but that would probably be at extra cost.

Viewings on request just let me know. In the past I have also done viewings over Skype/Facetime for people that couldn't get to Edinburgh to see it so don't be afraid to ask if your not local.
