Double room for rent in shared flat

Hi….
I'm looking for a flat mate to move into the second bedroom in my well-presented flat. This is a flat share, I am the only other person who lives in the property. The flat is top floor, and has great views over the firth of forth.

There is free on street parking right outside the flat, the street is off the main public road and only accessed by people who live in the area. There is a large 24hr ASDA opposite and a bus stop where you can catch the 10, 11 or 16 into town, journey time to / from town is approximately 10 minutes by bus. I also have a big storage locker on the ground floor to keep bikes and large items safe and secure.

The bedroom is an adequately sized double with built in storage. I am happy for someone the change the room around and move things to suit.

A little about me, I'm an professional female. I like to keep busy; I am regularly out visiting friends or exercising. I have lived in Edinburgh for 18 years but originally from N. Ireland. The room would suit a professional or mature student. I’m open to renting to a guy or a girl but this person needs to be clean and tidy, respectful, considerate, easy going, non-smoker and not a party animal! The room is NOT available to couples.

COST: £650 per month including bills (WIFI, TV, gas and electric, council tax). The deposit is £300. One months’ notice would be required to move out. I am open to a short term lease but would need to discuss this further.
