Double room in ground floor flat, 2 minutes walk from Leith Walk and 10 minutes walk from Princess street. There is a spacious living room and ample storage in the large hall cupboard, nice bathroom with bath and shower, and well equipped kitchen.

I'm looking for a clean, sociable professional who is happy to share the cleaning of communal areas. I enjoy meeting new people, and happy to have folks round for drinks and meals, but no party animals! I enjoying walking in the mountains, kickboxing, knitting and crochet, and see myself as an easy going, understanding guy who likes a laugh.

It's a non-smoking flat, pets could be considered but would need to be worked out with the Landlord, and may mean a higher deposit. I do a regular working week roughly 8.30 - 4.30. Landlord has asked for a landlord (or equivalent) reference, and evidence you have a regular wage.

Council Tax = £153, £76.5 each
Broadband = £34, £17 each
Bills = average £50 per month (higher in winter!), £25 each

Total share is roughly £120, so £520 all in with rent.
