Single room in 2 bedroom flat

My flatmate is getting married and moving out so I need to find his replacement. Available immediately

Need someone to share the council tax so students can be considered but would have to be happy paying 25%.

The house is pretty spacious and has a lot of storage. The room available is only a small single room but as is the case now, the study room would become your second room to store and use.

Landlord is very good with replying and fixing things almost immediately. House came with a piano and I have a guitar (mostly for show) if that's of any use to anyone. House also has a dishwasher and washer/dryer.

Estimated bills:
Rent 835 (including insurance)
Council tax 160
Gas and electric 60
Broadband and BT TV 45 (looking to change in sep to just broadband for 20)
TOTAL 1100 - So roughly 550 each per month
We also have our stairs cleaned for £8 a month

I work in finance but also have a part time job so am out quite a bit. Would like someone who is relaxed and tidy who enjoys company sometimes but also appreciates their own space.
