Excellent apartment in a new building with a direct bus link to the city centre in 26 minutes. Clean and comfortable. 2 bedrooms, 2 bathrooms.

It is a very cozy spot on the first floor, accessible by both stairs and an elevator. There is an electric stove, fridge, plates and cutlery. There is no dish washer on the premises though. There is a car park, btw.

The flat is in a very well established and secure location. There is the beautiful Pilrig park nearby. It is very close to the up and coming Leith and shore area. There is a running path that follows Water of Leith. This course passes through secluded paths that connect Royal Botanical Garden on one end and the Shore on the other end.

I am looking for responsible room mates. Professionals are preferable, but if you are a student in your late years or masters, this can be considerable.

The rent of the master bedroom with the en suite bathroom is £650, the other bedroom is £600 pcm. The deposit is 650 as well.

If you are applying as couples the rent of the master bedroom goes to £750, the other bedroom goes to £700; but the deposit stays the same.

The utilities(electricity, gas, internet, TV) are included.

As a lodger I don't expect you to act like you are living in a monastery. But definitely, I expect someone who picks after himself, washes their own dishes, leave the common areas clean and tidy. You may be asked for a reference as well.

No house parties are allowed in. That doesn't mean you can't invite people over to wine and dine. You can use the kitchen to its full extend. No curfews.

And, no smoking, no pets.

The main tenant is a university lecturer who comes by occasionally to the flat; though there may be another tenant later this year.
