**GREAT PRICE AMAZING FLAT! Available to anyone who is a good fit for living with myself and for the flat. **PLEASE READ FULL AD ** Fairly chilled respectful flatmate needed to share with 40yr old sociable, single, respectful guy. To share a spacious double bedroom groundfloor flat on Leith walk.

Male or female flatmate.

Amazing location just off Leith walk with always available free parking (including spaces for visitors if needed) Fantastically presentable and modern living space where even without a car all the main bus routes are 1 min away and location also close to the shore. This double room comes with it's own cable & wifi internet connection (150meg per sec) already installed. Other amenities includle large bath and shower, gas central heating and cooker, modern fire place and entertainment set up in living room, bills & ct not included but very reasonable for area.

Disclaimer/please read-
Due to previous problem flatmate. I am needing someone fairly sociable i can get on good with who shares some of the same interests (see below) sharing the front room a bit if we get on well otherwise separate time there is good :) I also enjoy my own time watching tv etc in my room.

Sorry but no students/dss or consistent very early risers (ie before 6ish, especially at weekends)

So probably a fairly young professional or just a nice person, being selfish maybe someone who works offshore, someone away at weekends could work ;)

My interests include cooking, healthy living (most of the time), films(Indie, world and mainstream), interesting exciting and challenging TV shows (I have Netflix and amazon prime so lots of choice), music, gaming (PS4 in front room) occasional fight nights -MMA- and quality beers, however if you don't share these interests and like your own space, someone who keeps to themselves and is quite quiet will be fine. No couples or smokers please. If you are a lady I will try not to subject you to too many video games and will be as respectful as I can on the fortnightly fight nights I host :)

I am not a clean freak however I do clean up after myself consistently and I expect the same, open to a cleaning rota however as long as you are doing your share we will be good ;)
