Beautiful Modern Flat in Nice Area

I'm an American living in Edinburgh. I've been here for three years and I'm a good flatmate, private, and very busy running an early stage company. I have an amazing fun dog who is full of life.

I've got 1-room for rent starting in September:

+Full Size Bed
+Bedding, Linens towels, pillows provided
+Modern kitchen with all utensils and modern appliances
+Modern bathroom with nice large bathtub, excellent water pressure, and unlimited warm water (can be a rarity in Edinburgh)
+Large living room with couches and tables
+Good, strong, fast Wifi
+One awesome dog (you must love a mid-sized dog...cause he will love you)

Cool Stuff:
+A lot of restaurants, coffee shops, grocery stores, bus stops, and bars in the immediate area.
+Arthur's Seat is a 15-minute walk to the base
+Pure Gym Ocean Terminal is a 10-minute run and 15-minute bus ride
+Beach is a 20-minute walk

+Rent of £550 covers rent
+Additional costs
*Council Tax: £88(sorry students, there is no exemption for you as that I'd be subleasing this room to you...it is already a 30% reduction)
*Electricity: £30 (on average...could be more in winter)
*Internet: £16
=Total cost to live here is about £685 all in.(fluctuates with utilities)
+Supplies for cleaning, toilet paper, paper towel is split amongst residence

Students: You are welcome: Multiple buses go directly to University of Edinburgh Georges Square Main Campus.

-Will need to pay a deposit before moving in of £550, then £550 in rent to move in.
-If you are coming from out of town, I will need to skype chat with you, plus share each other's Facebook and LinkedIn pages so I can know you better.
-Ideally, this will last for a minimum of six months.

The room is available 12, September, but there may be a chance for you to sleep in the living room on an air mattress or couch until the room is available if you are need of accommodation prior to the room being available.
