Female lodger wanted for single room in Edinburgh

Hi!

I am a live in landlord looking for a female roommate to rent out my spareroom. I only have space for one person, so sorry but no couples and no pets. Also must be a non smoker.

I've chosen to advertise through a letting agent in an effort to do everything properly and legally, but also because I'm not very good with messaging back to people, there's usually just too many to respond to and never enough time, so if you DM me and don't hear back, please don't be too upset!

Rent is £595 per month. Deposit of £600. Ideally I'm looking for someone who is available ASAP. Long term stay with a minimum of 6 months.

Room is located in Liberton, about 3 miles south of Edinburgh city centre with excellent transport links. Bus services 7,11,37,47 and 400 are 5 to 10 mins walk away. Council tax band is C. Sky TV, broadband, phone & utility bills are all included.

There is access to on street parking and a private garden. Shared living room, kitchen, laundry room, study and shower room.

A bit about me I'm 37, female, I work full time in the city centre in records management. I'm vegetarian and teetotal (but I'm fine with a roommate who isn't). I like to watch films/TV, read, cinema, concerts and see the odd fringe show when I get the time.
