Room for rent near Morningside

Total monthly cost with bills and council tax comes to around £550

I am a recent music graduate from Edinburgh Uni, working as a freelance musician and filmmaker who has a vacant room to let and is looking for a flatmate. My other flatmate Lou, works at a few local nurseries and studies creative writing. We also have a cat!
It'd be nice to live with someone who we could chill with and share the occasional drink/meal with, go out to the pub or watch a film from time to time!

The house is on Comiston Road right next to Braidburn Valley Park. It's a 25 minute direct bus journey into the city centre which passes the Meadows and goes along Lothian Road. The house has two floors, two bathrooms and a garden at the back, so there's a lot of space.

Bills aren't included but would probably work out to be around £60/month (gas and electricity), WiFi is £12 per person. Council tax wouldn't be more than £150/month (per person).

All the furniture in the room must stay in the room and cannot be replaced for the time being.
