Lovely west facing bedroom for rent in quiet, leafy area with good bus routes and lovely walks, and also just a short walk from Morningside's shops, cafes, bars etc. Rent includes all bills, Council Tax, household essentials (loo roll, cleaning stuff), TV licence and high-speed broadband.

The room available is a spacious double bedroom, west facing onto back garden – it gets lots of afternoon and evening sun.

The room has all the usual - i. e. double bed, wardrobe, chest of drawers, desk and so on. TV available if you wish. Other items as preferred / by arrangement.

We have a large, light kitchen / dining room, sun-room, 2 bathrooms, very big garden, fast broadband, secure garage to store bikes, and free on-street parking.

The area is green and peaceful, with lovely walks nearby. Good bus routes are nearby and get you into town in 15 minutes or less (11, 15 & 16 via Bruntsfield / Lothian Rd, 5 to Newington, 23 to The Mound), and also to Edinburgh and Napier University sites. It is also easy to get to the Roslin Institute, the Bush Vet Campus, Pentland Science Park.

We are a friendly household - myself & my partner, plus our one or two renters. Occasionally my adult son is here, but mostly he is away leading his own life. In 'normal' times we are often away too, as we like walking, travel and wild places. We are also into books, films, ideas, music, good coffee and dark chocolate! My partner Chris teaches Qui Gong, and when I can, I try to brush up my Spanish and French, and sometimes mess around with horses.

It's OK if your work is in a hospital or other Covid hotspot - we've had nurses and medics here before. We’re looking for someone who enjoys a sociable chat now and again, and who is also happy in their own space and getting on with their own life.

No smoking, and sorry, we both like animals, but no pets (except tiny ones, e. g. gerbils!).

The ideal start date is around 23rd May. We ideally like to meet people face to face before we go ahead with rentals, but sometimes this is not possible. In which case we would do a video call.
