We're looking for a student or professional to rent the spare room in this centrally located flat. The flat is really nice. It’s fully furnished with 3 double bedrooms, a shared spacious bathroom (with an overhead shower), living room and kitchen. The room available has a double bed, chest of drawers and a good-sized wardrobe. There is also a desk and office chair. There is a shared washing machine and dishwasher in the flat.

This non-smoking flat has a secure door entry buzzer system and access to a large communal garden. It is just off Morningside Street– a clean friendly area close to parks, local bars and shops and the Tesco at Holy Corner. Some great bars, restaurants and takeaways nearby. It's a 13-minute walk from Napier Merchiston Campus and only a 15-minute bus ride to Princes Street. Rent is exclusive of utilities. Lots of green spaces nearby for walks. Hermitage of Braid Park is only a 25-minute walk away with fantastic views at the top.

We have strong broadband coverage throughout the flat. The other 2 tenants in the flat are students studying at Edinburgh Napier University. While it is permissible to inspect flats during the current COVID arrangements, if you are worried about COVID, I can supply a video tour of the property as well.

You will be taking over my part of the tenancy agreement through an estate agent, as I, unfortunately, need to leave Edinburgh. so a reference for the estate agent will be required.
