Spacious double room in 2-bed flat near QMU

I am a Masters student at Queen Margaret University (finishing in July), looking for someone to take over the other half of the lease and occupy the second bedroom in a ground-floor flat in Newcraighall.

The room is furnished (bed, mattress, side-table, wardrobe, and floor lamp). A desk can be included upon negotiation. There is also a built-in shelving space.

- Private garden to the rear (with a nice charcoal bbq) and back entrance.
- Double glazed windows
- Shared bathroom with shower above bath
- Combi boiler - hot water on demand with great water pressure!
- Shared living room with television and table space
- Shared kitchen with electric hob and oven, microwave, kettle, toaster, blender, washing machine and heated clothes drying rack. Fully equipped with kitchen and dining ware.

You would be sharing the flat with 2 small dogs - they came with me from Canada and are very friendly and cuddly pugs.

Newcraighall is a 10 minute walk from Queen Margaret University. Bus stop is across the street with a 15 min ride into Musselburgh centre. Newcraighall train station is a 5 minute walk away with a 11 min ride into Edinburgh Waverley.

Utility costs are not included in the rent - gas and electric require a contribution of about £40 pcm and £15 pcm for wifi.

Ideally I would like a flatmate who:
- Is willing to help keep shared spaces clean and tidy
- Is happy to share the space and spend time together
- Likes dogs
