HI everyone,
I have a single room available at 3 St Leonard's Street, right behind Clerk Street.

It is 5mins walk from the UOE library and the gym, 5mins walk to tesco and starbucks, and there are a lot of restaurants nearby. Bus stop is 3mins away, give you access basically to the whole Edinburgh. Excellent location.

The neighborhood is also quiet and safe, friendly neighbors.

The single room is furnished, with bed, bookshelves, THREE DOOR closet, table and chair provided. It also has a very nice view to arthur seat. Two big windows so very sufficient sunlight and bright house.

Since I am the landlord myself, I can save you all these agents fees and I will deal with problems myslef if you encounter problems in the flat (shouldnt be any anyway, house in good maintainence)

You will be living with me and my black labrador, 2 years old. He is quiet and good with people, but he does bark when people walking pass the door. I am currently a 3rd year at UOE.

I enjoy a quiet environment, so no party or loud music. I do respect my flatmate's privacy and wish I can get the same:) Also be reasonably tidy:) I do enjoy have a chat or a dinner together.

Rent is 510pounds a month, bills excluded.
