Spacious Double Room Near Arthur's Seat!

This is a 3-bedroom apartment with a spacious living room in the ground floor of a quiet middle-class residential area in the central part of Edinburgh and within a short walking distance to popular tourist attractions, cinemas, restaurants, shops, gyms, and more.
My close friend (Rory) and I have lived here for a few months and have greatly enjoyed it. Rory is currently doing his internship with a semi-conductor company near Princess street. He has decided to commute to work from his home in the borders (which is a smart move as it’d save him from spending £600 per month from his pay). I’d love someone to replace him as I don't intend to move from the flat (because I love it).
Rory and I have known each other since my first year and have lived together for about 2.5 years so far.
The property is not HMO registered so we’re only allowed by the agency to be two. However, how could the agency ever expect us not to make good use of the 3rd room? We usually get guests occupy the 3rd room which generate the revenue that saves you from spending a dime on energy bills and even council tax sometimes (if you’re not a full-time student). This means all you have to worry about is the £600 you pay the agency on the 1st of each month.
Students and professionals are both welcome.

THE ROOM:

It comes with a comfy double bed, sofa, a table & chair, wardrobe, and a large window with a great view of the private front garden and a sink with a working tap.

SHARED AREAS:

There’s a spacious living room, kitchen, bathroom and storage space. The kitchen comes with a wall-mounted table for dinning, washing machine, dishwasher, kettle, microwave, toaster, plates, pots, refrigeration and other equipment which I had to purchase when Rory and I moved in.

Want to relax under the during a sunny day? Well, it’s a ground-floor apartment with easy access to the shared back garden which has some trees that serve as an adequate shade during warm/very sunny days.

POPULAR ATTRACTIONS NEARBY:
The flat is located within 4-6 minutes walking distance to the foot of Arthur’s seat, which is a popular tourist attraction in Edinburgh which gives you quintessential view of the city. Want to keep fit or watch gymnasts perform? The Meadows is where to be and is just about 5 minutes walking distance. Want a swim at one of Scotland’s main swimming pools or use the only Olympic-standard diving facility in Scotland? The Edinburgh Leisure sports centre is within a 4-5 minutes walking distance so you can have a swim in Commie (AKA Common Wealth Pool) or even use the gym facilities. Royal Mile, Edinburgh Holyrood Palace, Camera Obscura, Calton Hill, and more popular tourist destinations are also within a walking distance. Are you interested in visiting the best night-venues in the city? You can take a quick walk to Cow Gate which is nearby or George Street.

RESTAURANTS & BARS:

There are over 20 restaurants and bars within a 3-23 minutes walk from the flat. These range from some of the best most affordable in Edinburgh to the high-end depending on your taste. Whether you’re into Chinese, Italian, Spanish, African, British, Scottish, North American or Mexican food, there’s something for you.

SHOPS:

Sainsbury’s, Tesco, and Lidl are within 3-10 minutes walking distance from the flat. There are other smaller shops around for you to shop for electronic items, fruits, and more.

SAFETY:

The flat is equipped with a fire extinguisher and all equipment are regularly checked to meet safety standards. Edinburgh is one of the safest cities in the world . That said, a police station about 6 minutes from the flat.

CLEANLINESS:

I usually do most of the cleaning in the shared as I believe a clean surrounding is an essential component of a healthy mind. I’d prefer someone who shares the same values (at least for the common/shared areas).

FEELING AT HOME:
I’ve lived in 5 countries around the world and met all sorts of people with all sorts of views about all sorts of things (even the extreme).
I’ve lived in boarding schools, student halls and even hostels.
Since 2016, I’ve hosted over 200 people on Airbnb with 100% of my reviews being positive.
I understand the value of respect, empathy, gratitude, rationality, honesty, communication and steadfastness in human relationships and I use these to guide the way I relate with my flatmates.
It’s no wonder people a significant portion of people who have lived with me over the past 10 years are my friends today.
So theirs is high chance we’d get along.
SAVING COSTS:

You may be worried about paying close to an extra £170 -£235 per month in council tax, energy bills and supplies if you’re a working professional. Well, worry not because the 3rd room can help generate revenue to cover that.
How Rory and I have done it for the past few months:

Rory wasn’t liable for council tax but I was. We agreed that I take the risk of paying for council tax(which is about £200 per month), energy bills, proving home supplies and keeping the shared areas clean in other to have a chance to find short term decent guest(whom I carefully vet) to stay in the free room. Sometimes (for example, during June) I end with an amount that puts me at a loss but this is the price I have to pay to benefit from any upside.
Luckily, I put the room on Airbnb for the summer and the demand from July to August was good enough that I to willingly gifted Rory a few bucks. P. S; I vet all my guest and Airbnb has a £600,000 insurance for hosts. Besides, I’ve been a host since 2016 and it’s been a superb experience. I know some people are not comfortable having 'strangers' stay in their flat so I vet my guests and prefer guests that stay a minimum of a month. Anyway, I’m looking to find someone from spareroom to occupy the room after August. There have absolutely been no problems since we started this arrangement because we always played the partner card and called our guests ‘friends’ staying over for a short while ; ) We’re tidy individuals that have a good relationship with our neighbours so everything has worked out perfect.
I’d like to maintain such arrangement with whomever wants to replace Rory as this is a win-win situation.

Note: It'd be kind of anyone who moves in to reimburse Rory £37.5 for the money he spent on microwave, duvets, etc which were not provided by the agency when we moved in. This can be done after you've moved in so you can compare the agency’s inventory list with what was purchased.


DESIRED Tenant:

Someone who doesn’t smoke or even if they smoke will make a commitment to do it outside.
Someone who doesn’t do drugs.
Someone who’s not a heavy drinker.
Someone who’s okay being honest with me without worrying about my feelings.
Someone with a decent level of empathy
Someone who’s fun (you don’t need to be an outgoing ninja)

ABOUT ME:

Once upon a time, I was born in the beautiful West Coast of Africa, the cradle humankind. I have lived in 5 countries around the world. I moved to Edinburgh about 5 years ago to study Mechanical Engineering and Management at the University of Edinburgh and today I call the city home. I work as an Operations manager during the day and spend my evenings at the gym, studying or looking at the financial markets. I hope to transition into data science so I’m taking a part-time degree studies on Economics and Mathematical Science. I speak three languages and I plan to to visit up to 30 countries before I’m 30. I start my mornings by visiting the gym, playing chess and mostly creating content for my site which is one of the largest educational sites in sub-saharan Africa. I also work for the University of Edinburgh’s student union during the weekends.

I consider myself a social centrist not only because of my openness to reasons and new ideas but also due to my personal experience living in 5 countries(not visiting).
