Big double room in a 2-bed-flat in Newington

Hi there! I've been living in this flat since early February 2021 and my flatmate is leaving soon (she got her post-doc and she's moving to Italy!). As a result, I'm looking for someone to move into the second bedroom.

*** The one about the flat ***
The fully-furbished flat is on the first floor, high ceilings throughout, and has:
-> An entryway with storage.
-> A large dining kitchen fully equipped, including washing machine and dishwasher. I also have a blender, a coffee machine and a bunch of cooking equipment (including an airfryer and an Insant Pot cooker) you’re welcome to use. The floor and counters got redone last year and the oven is less than a year old. Worth noting you get amazing light in this room, especially in the morning!
-> A generous lounge with a sofa, a comfy futon, a TV, a keyboard, a coffee table and lots of storage. That's also where the vacuum robot lives (and yes, he has a name!), he's scheduled to hoover every other day to keep the flat tidy.
-> Two bedrooms in total: yours has a double bed (with pillows, duvet and a set of bedding, a new mattress will also be installed just before you move in) a bedside table, a desk, a chair, a wardrobe, a shelving unit; and gives onto a quiet cul de sac.
-> A bathroom that you'll share with me (small bathtub, sink, toilet, storage).

*** The one about the area ***
The flat is just around the corner from Arthur's Seat so ideal for walks, and has plenty of shops and takeaways options within walking distance! You also have Summerhall just down the street, on your way to The Meadows.

Nearby buses (bus stops are just a couple of minutes away): 2, 3, 5, 7, 8, 29, 30, 31, 33, 37, 47, 47B, 51, N3, N30, N31, N37

I don't have a car and the parking permit is available for the flat.

*** The one about the money ***
The rent is £475 pcm, with a deposit of £475. The landlady will ask you for: ID, proof of income, reference.

The council tax is band C (so at the moment it's £132 per month for the whole flat). Internet is £54 per month. Gas and electricity is about £40-80 depending on usage.
So for your rent and bills, you're looking at about £560-£600 all included (£475 rent + £66 council tax + £27 internet + £20-40 energy).

*** The one about the flatmate ***
I'm a 29-year-old professional and I commute to Stirling for work almost every day so I'm usually out of the flat during weekdays. My job is to organise events for tech entrepreneurs and startups so I've got the occasional early-start or late night at work, too.
After work, I'm usually cooking, playing video games, or at the pub with friends. I'm always up for a walk/hike, some video games, or watching a movie. I’m clean, tidy and very considerate, and would love to find someone who’s got the same priorities!
I also cook and bake quite a lot so we'll probably get along if you fancy eating homemade French cakes every other week and don’t mind hanging out in the evening having a good chat over some food. :)

*** The one about you and what's happening next ***
With Covid still around, we’ve got to spend a lot of time indoors at the moment so I’m keen to find someone who wants to make this flatshare a true home, preferably a professional or mature student (Masters or PHD) looking to stay long-term! I became very good friends with my current flatmate and we liked organising the occasional dinner for our friends at the flat. I'd love to find someone who'd be comfortable with this!
This flat is LGBTQI+ friendly.
Plants are welcome but unfortunately not pets at the moment.
