Modern Flat in Newington: New Flatmate Wanted

After living here for the past year studying a MSc in Renewable Energy at UoE, I've got a job here and I'm looking to find a new friendly flatmate to stay in my apartment. My current flatmate is moving back home and will be out by 20th August, but I'm flexible on when someone could move in (Sept).

The flat is in a great location, 5 minute walk to the Meadows, 10 minutes to the base of Arthur's Seat, and 15 minutes to Princes Street. Bus stop just on the corner, and pubs/takeaways/coffee shops all on the door step.

The flat is a spacious two bedroom, with both rooms each having their own seperate ensuite. The flat is fully furnished and decorated (see pics). It has a great open plan living area, with a juilet balcony looking out over St. Patrick's Square. Amenities include:

- Smart TV
- Washer and Dryer
- Dishwasher
- Oven/hob/microwave
- Bikerack in the main entrance
- Elevator in the building

The kitchen is stocked with everything, pans, trays, dining ware, blenders, toaster, kettle, etc., so always a pleasure to cook here, and with the open plan living area it's a great space to have friends over.

The bedroom that is available has a king size bed, bed side tables, desk and chair, wardrobe, dresser, other storage, and lamps. The ensuite bathroom has a shower, toilet, sink, large mirrors, and heated racks for towels. Pictures are with my present flatmate still living here, but all of the above are staying.

The apartment being quite modern means that its really energy efficient, only had the heating on for 3 months in the whole year. Utilities (gas & electric) aren't included, but worked out to be on avergae around £20 a month most of the year, and £30 a month when using heating (and we were studying-from-home the whole year). Internet is also not included, and we pay about £17 each a month for TalkTalk's best package available to us. Council Tax is not included, and is around £1050 each for the whole year.

If you're looking to work from home at all, the desk space in bedroom could be a great office and could be moved around to create a good staged background for meetings. A large sliding door can also be pulled across the living area, so there's not disruptions, but we have found that the rooms are all well sound insulated. I will likely be working from home atleast 2 days a week too.

As for who you will be living with, I'm orginally from the UK, but grew up internationally in Vietnam, Costa Rica, New York, and most recently Hong Kong. I'm excited to be living in Edinburgh, love being able to get out into the countryside, but also always up for going to the pub on the weekend. Equally enjoy being able to binge some TV, some casual gaming, having some drinks and cooking in the flat with friends.
