How the empty room looks

Lovely double room with bay windows available from 1st of August 2017. Flat will be shared with a young Italian postgraduate student. The reason the room is available is my flatmate's job has taken her elsewhere.

Lease is fixed until 26th July 2018. The option to leave early and have takeover your room is £132 + VAT.

Rent is £497 a month which includes internet bills and a TV license but not gas, electricity or council tax.

Council Tax is £60 a month each. Gas bills are always low as the flat is well insulated and very warm. Bills are paid quarterly and are approx. £70 each every month.

The flat is located directly off the meadows on Buccleuch Street, which is less than a 5 minute walk from George Square and the University. There are an abundance of shops, cafes and restaurants nearby including Cult Espresso. It's about a 10 minute walk to Princes Street and there are buses that depart every 5 minutes or so.

I'm looking for either a young professional or postgraduate student who is friendly, tidy and respectful.
