Easy to commute to Edinburgh city centre, Easter Bush campus of the University of Edinburgh and Roslin Institute - just minutes away from a bus stop, with frequently running buses 37, 40, 47, 15 and others. Within walking distance to shops, town centre and many scenic routes. The flat is recently refurbished, with all amenities (incl. broadband), an energy efficient boiler and double glazing. The room is furnished and is available to move in from September 2020.

I am looking for students or professionals who:
•are non-smokers,
•are clean and tidy,
•are quiet, responsible and reliable individuals,
•would like to spend some time in a company of cheerful, friendly and easy going flat-mates yet still can respect privacy and personal space of others. I wish to find not just flatmates but hopefully friends to spend time with.

The costs of the room are:
•deposit of £300,
•rent of £320 per month, this includes broadband charge, TV licence, and council tax
•and bills for gas & electricity, of approximately £30-40 per person per month (bills divided equally between all flatmates and dependent on usage).
