26/X26/124/45 buses are a stones throw away and it's about 30 minutes to Princes St.
Same time if you cycle it and you can get to the main university by majority of cycle paths from here.
Train station (Brunstane) is a 12 minute walk and from there is 7 minutes to Waverley.
By car - We are two minutes from the start of the A1, and City Bypass too.

Our home is part of a large converted Georgian hotel with a great kitchen, Aga and an open plan spacious lounge.

Your room is large, ground floor and south-facing with a king-size bed, desk, hanging rail, chest of drawers, sofa and working shutters. You have use of your own shower and we share washing machine etc.

We are a family with two children aged 6 and 3 - this means mornings start quite noisily at 6.30am but evenings are quiet from 7pm. We are friendly and outdoorsy. He works in whisky, I work in the creative industry.

The only thing to note is the house has high ceilings and open plan and old it’s not as warm as a new build in winter… You'll be fine with a jumper and we do give you an electric heater as well as a radiator which makes your room pretty toasty.

It would suit either a professional or academic/postgraduate.

£550 pcm includes bills or Monday to Friday for £450pcm.
