A flat with a view in a million! Superbly situated 20 mins from city centre yet within a ten minute stroll to the beach. A truelly unusual place for study, work or simply visit Edinburgh while based by the best beach in the city.

Light floods through large windows of my spacious , two bedroom, top floor apartment in a modern block set quietly away from the road and with its own car park.

Comfortably furnished with new sofas and beds it has warm wooden floors and is heated by gas central heating (Please note that in winter the heating is set to timer so it is only on between 0700 to 0830 and 1900 to 2100). since the flat is on the top floor it can be very cold during the day so working from home may not be comfortable. Please consider this if you are planning on studying/working from home daytime hours or if you are doing shift work which requires you to sleep during the day.)

There is a bus stop immediately outside my door with frequent buses which take around 20 minutes to reach the historic city centre with its castle, palace, museums, galleries, ghost tours, cashmere and whisky. There is also a train station from which its just 5 mins into edinburgh waverley.

My flat is located in Portobello neighbourhood, 10 minutes walk from an expansive stretch of sandy beach with a promenade boasting a selection of popular cafes, seaside fish & chips, restaurants and pubs. With some quirky lanes, historic kilns and essentials available from both supermarkets and independent shops - butcher, fishmonger, grocers, sweet and craft shops - it really does have everything! There is even a public 25m indoor swimming pool based on the beach in one of the oldest victorian buildings to be found with unique, rarely found turkish baths, plus a gym. In short, Portobello has a great resort atmosphere all year round and has been a popular holiday destination for centuries

long term stays welcome .communal stairs, hallway, lounge, kitchen, bathroom . Bedroom has a desk/chair, black out blinds and a large built in storage cupboard where you will find your own clothes airer, laundry basket etc. You will also have full use of the kitchen with your own cupboard plus fridge and freezer shelf. There is plenty of space to park in secure car park and a big shared garden although you wont need to use this since the flat overlooks a massive park through which you can walk to the beach/high street. the public leisure centre which is on the promenade at the beach is just 10 mins walk, offering a 25m indoor heated pool, well equipped gym and fitness classes including yoga, pilates, bodypump, bodycombat etc.

Interaction with guests
I enjoy meeting new people, learning about where they are from, sharing stories etc. I'm always delighted to offer tips about sightseeing, how to make the most of your stay and suggest places to go for a quiet cuppa, bite to eat etc. As a keen baker, you will often be greeted by fresh homemade scones, cakes, breads etc , if you wish to sample! the down side of this is that the bedroom is next to the kitchen so there is quite a bit of deferred noise. If you find this troublesome when you stay please let me know .

Other details to note
great for running, swimming, cycling, socialising, building sandcastles. and in the local plethora of cafes/bistros etc so many opportunities to sample great coffee, cakes, scones, brunch and of course traditional Scottish /British foods such as haggis, stovies, black pudding, sticky toffee pudding, welsh rarebit, eggs benedict and the traditional fish & chips with mushy peas! Please note the flat is cold in the heart of winter with heating on for limited periods between 0630 to 0830 and 1830 to 2200.
