A recent boiler upgrade provides remote heating from an app and excellent water pressure in the clean shared bathroom.
The flat also has a large private garden with a washing line, shed and a greenhouse.

The room is perfect for someone who is looking to live in a quiet town with a tidy, friendly professional female. I do have a dachshund who is currently undergoing essential flatmate training, however the majority of the time we stay at my partners so the flat will almost always be quiet. He is a lovely dog who will give you attention if you want it or leave you be.

The flat has easy access to both Edinburgh city centre, Falkirk, Linlithgow, Livingston etc... via car with some busses to hermiston. It is recommended to have a car or bike to live in ratho. The flat recently had a double length driveway installed which fits 2 cars comfortably. There is also ample free on street parking.

The EICC is a short drive or walk along the canal for the gym or climbing.
