Double room to rent in shared house with gym

Hello, we are two friends who bought a 4 bedroom house together. We have one lodger who is a friend of ours and are looking to rent the final room out. We are happy to buy any more furnishings needed for the room or for someone to move their own items in.

Must be a clean, non smoker, employed, no couples, children or pets. We are interested in gaming, health and fitness, power lifting, gymnastics, board games, TV series etc. and everyone in the house does those things together. It would be good to get someone with common interests who can get involved.

The house has 4 bedrooms, 4 bathrooms (2 are en suites so 2 left for lodgers). Kitchen has gas cooker, washing machine, tumble dryer, dishwasher, fridge freezer with ice maker. Lounge has 55 inch 4k TV, surround sound, 2 sofas, its a normal lounge really.

Garden has a really good 15 foot trampoline, a shed and the garage has a fully equipped power lifting gym. Calibrated plates, bumper plates, platform, and a bunch of accessory stuff like chains, bands, etc.

Bills will be split 4 ways between everyone in the house and normally comes out at £70 per month.
