Bedroom to let in 2 bedroom bungalow

I am renting a bedroom in my 2-bed bungalow in Wymondham, Norfolk. The property has recently been renovated, with a brand new kitchen and new carpets throughout. It's walking distance to all of the supermarkets (Waitrose and Lidl are about 15 minutes away, Morrisons is just under 20), there's a Co-op with a post office and a number of takeaways 2 minutes down the road, and it's also 2 mins away from the bus stop to get to Norwich.

The property has:

- a spacious kitchen (enough for lots of cooking!)
- a living room with a 2 seater sofa and a large TV
- bathroom with electric shower and bathtub
- a conservatory (currently empty but will be furnished for the summer!)
- a garage that can be used for storage (I have a motorbike in there and a few bits of furniture, plenty of room for anything else)
- enough parking for 2 cars in the driveway and roadside parking nearby
- A decent-size back garden (needs work but will be done for the summer!)
- 2 bedrooms, the smaller of which is for rent - roughly 2.5x2.5m

The bedroom is currently unfurnished as it's being used as a study/music room - if you have your own bits you want to bring that's fine, if not let me know and I will get a bed/wardrobe etc etc. It has a small alcove with shelves in so a bit of extra storage there too.

Bills are £130 a month, this includes wi-fi, council tax, water, electric and gas. I also have a PS4, Xbox 360 and Netflix account that you're more than welcome to use :)

I work part time, mainly evenings so I'm around 4-ish days a week. I'm off to uni in September but if you're looking for a more long-term let I'm willing to work something out for beyond me leaving for uni! I'm a huge music fan and have a couple guitars and an electric piano, and a load of music making equipment (don't worry I'm not too loud) so anyone who likes music as much as I do would be cool.

I'm also a vegetarian (although I try and eat vegan as much as I can), I would prefer to have no meat in the house but as always it's negotiable.

House-trained pets of all types are welcome, I have none as the days I work I'm away for 9 hours at a time but I have been really missing having an animal around so don't let that put you off!!

Smokers are welcome as long as it's only done outside!
