Furnished Sgl Rm in idyllic village close to York

Here I have my single bedroom available in my 3 bed property. There is currently myself & my 2 dogs (pictured).
The room is furnished with a single bed, including bedding, and a clothes rail. It has recently been redecorated.

I am situated in a nice little village only 15 minutes from York, 8 minutes from Wetherby, 30 minutes from Leeds and 20 minutes from Harrogate. There is a local bus (number 412) - I believe this only runs Monday to Friday.
The property is 3 floors, of which I occupy the top floor. The middle floor is your single bedroom, the bathroom you will have sole use of, & the living room. The ground floor is the Kitchen, a WC, a garden room, and an undercover patio area.

You will have access to very fast internet which you will have access too (getting 316 mbps on average). I also provide all washing powder, toilet roll, bin bags, pots and pans, each person gets their own set of cutlery. All bills included, council tax band C also included.

I am a non smoker, so preferably would like a non smoker as there is strictly no smoking on the property..
Willing to consider students but this house would be better suited to professionals due to location.
