Single room, live in landlord

I'm looking for someone to rent a room in my house. I live alone, but have a family who visit regularly and grandchildren are often around. The room is furnished but anything can be removed that's not required. There are 3 seperate gardens and a reasonably large living room. The only downside is the kitchen, which is in need of decorating and l am starting this in the new year. It's essential that whoever takes the room is comfortable with children. Currently, l'm registered disabled, awaiting operations that hopefully are happening soon, so l'm home quite a lot.
I don't smoke and drink occasionally, l also write and so sometimes need a bit of quiet, but hopefully this will fit in with anyone's work. If you have any questions, please let me know.
