We are a professional couple living with our youngest son who is a college student and our 20 month old cockerpoo, Lola.
We live in a large house which is situated on the beautiful and picturesque Village Green.
We run a management consultancy company and currently WFH in our home office but also are often client office based.
Our eldest son recently left home and we now have a large attic room which is available for rent.
It is a large, spacious, bright and airy room. It has a king sized bed, chaise longue and chair, dressing table/office desk, drawers and small wardrobe. It has 2 large velux windows with blackout blinds.

The let comes with a parking space in our private off the road driveway, a private outdoor patio space separate to the family one and a small kitchenette separate to our family kitchen. It has a sink, microwave, kettle, toaster and coffee machine, and a small drinks fridge. There are also a washing machine and dryer which are shared and an iron and ironing board for you to use.

Green Hammerton is ideally situated for commuting to Thorpe Underwood, Boroughbridge, Knaresborough, Wetherby, York Harrogate and Leeds.
It has lovely countryside walks from our doorstep.
The A1 is a 10 minute drive from our home.
It is approx. 20 mins walk to either Hammerton or Cattal train stations for regular trains to York, Harrogate and Leeds and parking is available at Hammerton station.
There is also a bookable taxi service in the village.
In the village, we have the lovely Bay Horse pub, a few minutes walk away, serving pub food and takeaways, an excellent and friendly post office/village shop for all your essentials and a coffee shack for drinks and takeaway food. There is also a Social club with darts/pool, which accepts new members.
There is a village hall in walking distance which hosts keep fit/yoga type classes. There is an active village cricket team. Bad Apple Theatre company, a local company, hold several theatre productions during the year.
Just outside the village on the A59 is the local Coop food and petrol shop, the award winning Ainsty Farm Shop and cafe and Sweet Basil Chinese restaurant/takeout. All half an hour walk or short drive.
There are village allotments, managed by the local church.
There is St Thomas’s C Of E Church and St Joseph’s Catholic Chapel attached to the Rectory next door.
There is a GP surgery in the village with a Dispensary.
We have a local milkman deliver our milk, orange juice, yoghurts, cottage cheese and eggs three times a week.
We tend to use our local shops and have a weekly fruit and veg box delivery.
Our nearest market town is Boroughbridge, a 15 min drive away. It has Morrison’s supermarket, dentist, opticians, library, Butchers, bakers, hairdressers and lovely cafes and pubs.
Knaresborough has a McDonalds, Costa, Nero’s, Lidl, Tesco Express and an M&S food store and a few clothes stores.
The rental cost of £550 PCM is inclusive of utility bills including BT Wi-fi.
A Mon-Fri let is £400 PCM

We think this room let is ideal for anyone working or studying at any of the local schools or colleges, particularly Queen Ethelburgas college which is in the next village of Thorpe Underwood, Boroughbridge High school or King James High School. York college has a door to door bus service which runs from our village and Boroughbridge, King James, StJohn Fisher and St Aidens High Schools all have door to door school buses from our village also.
