Small single room available LGBT / trans friendly

Hello! We are looking for a lodger/housemate. We are looking for a student/ professional.. Happy to accommodate smoker who doesn't mind smoking outside.
We are in a 'new build estate' (Sovereign Park) which is just off the main road, so it's easy to get a bus into town. The station is about a 30 min walk, but there are regular buses. There are a few nearby shops for essentials. We have room in garage for a bike and there is parking for a car. Dog lover is essential. Our house consists of, me- female retired teacher aged 53 (owner), one 12 year old boy, (my son), one female professional aged 39 (LGBT), one female student aged 30 (LGBT) and two dogs! We are a really easy going household, music lovers and enjoy cooking .We are hoping to rent the room ASAP for minimum of six months.
There are two bathrooms and also a WC so there's no queuing for the bathroom. There isn't a shared lounge but the kitchen is big open /dining room where we congregate. We are a quiet group and have occasional parties but everyone is very respectful of personal space etc. We are a mixture of vegetarian/ vegan and carnivore! We would prefer a female lodger.
