Large ensuite room

Hi, I'm a 24yr old quantity surveyor, I recently moved to York for a new job and have taken on a 12 month let and am now looking for a flatmate to take the ensuite room. I go to the gym most evenings, row on weekends and work from home 3 days a week. Bills and council tax are included.

The flat is in a fantastic location being in a high-end and established residential area in a great purpose-built building. The station is only 15min walk down the road and the race course is 10min in the other direction. The flat has double height ceilings and a very large livingroom (photo is warped because I had to use panorama to photograph it) . I've fully furnished it as I rented it unfurnished, the room includes a new kingsize bed with a new mattress, as well as a large standalone wardrobe, chest of draws, storage unit and bedside table.

I like to keep the place tidy and clean and am looking for someone who will do so as well. One thing that is important to me as I'm working hard and am very physically active is being able to get a good nights sleep, so I'm looking for someone who is considerate and respectful of living with others and of being quiet at night.

There is on-street parking for permit holders, a permit can be bought from the council. There's also a secure area round the back of the building for locking up bikes.
