Looking for a housemate for 2 Bedroom Cosy House

Currently looking for a roommate for a fully furnished double room in a well maintained terrace house on Lower Ebor Street near Bishopthorpe Road. With only two people (and a dog) sharing it is a quiet and clean house and as such perfect for a professional renter.

I am searching for a replacement for my current housemate who is moving out around September 12th (12/09/22).

The bedroom is a good size and comfortably fits the furniture it comes with; a double bed, desk, desk chair, wardrobe, bookcase. There is also ample storage room in the form of a large built-in wardrobe. The room is very light and airy as it has a large window.

Downstairs there is a dining room, a separate living room, a kitchen and a bathroom. The property features a small backyard with a shed for storage. All rooms are fully furnished with all the needed amenities one would expect. Neighbours on either side are pleasant and non-disruptive.

All windows are double glazed. On street parking is available.

The house is in a prime location only two minutes’ walk away from the popular Bishopthorpe road area. The house is also just two minutes away from a back-gate entrance to Rowntree’s Park. It’s also just a ten to fifteen minutes walking to the centre of town, and a mere fifteen minutes’ walk to the train station and close to several good bus links.

The rent is £400 per month, the bills come in at around £85 per month, plus council tax. House is in Council Tax bracket B and as such does not break the bank. Potential housemates will need to provide a deposit equal to the first month's rent.

Ideal housemate would be a tidy, friendly and courteous individual who has a regular schedule about their day and week. Should be a professional, non-smoker with no pets. There is a service dog in training at the residence so potential housemates must be non-phobic and non-allergic to canines.
