We currently have just one single room available - see "Bedroom 2" below.

For B&B, consider us for a break in the Sherwood Forest, an overnight before or after a stay at Sherwood Forest Center Parcs, or in summer for the Southwell Music Festival and Southwell Folk Festival.

Free on-site off-road parking (priority to bedroom 3 and B&B guests) may be available - ask when booking.

Bedroom 2: This is a recently refurbished & redecorated single room with en-suite, central heating, heatpump +Aircon. This room is quiet and peaceful as it faces the rear garden and forest. Hotel- quality beds & bedding, locks and safe fitted, desk space and more.

Lodger (Self-catering) (3 weeks minimum): £120 per week.
B&B rates (1-21 nights): £65 per night

With our family now grown up, we welcome interesting individuals and couples either as lodgers or as B&B guests to our comfortable & spacious fully central heated large, detached (band E) family home. In recent years we have enjoyed the company of power station engineers, a Chinese visiting professor, a quantity surveyor, teacher, Post Doc Researcher with wife and baby, Master's overseas student, teenage students, German exchange student, NHS workers and more.

For Lodgers: All bills for gas / electricity / broadband / water / rates and some kitchen essentials are included. Regular cleaning & changes of towels/bedding & use of washing machine are included in price, as is gardening & window cleaning. We can arrange ironing/laundry for a modest charge.

You will enjoy an en-suite bedroom plus shared use of spacious and high-spec living room/dining room with log-burner, conservatory and well-resourced kitchen, shared use of utensils/kitchen equipment. Amenities include washing machines & driers, dishwasher, free use of broadband and more. Shared use of a practice room for musicians & a wide range of board games for optional games evenings & space to eat al fresco in suitable weather adds to the experience. We hope you will enjoy our company and that of our two small, friendly, and enthusiastic waggy dogs. In warm weather enjoy our well-stocked garden, orchard, home-grown figs, apples, strawberries and more.

We are in postcode NG21, Rainworth village, within easy walking distance of a good range of shops, eateries and bus stops, and have some off-street parking. Garage space is available for bike storage.

We are 20 mins gentle drive or one (longer) bus journey from Brackenhurst Campus. Mansfield Centre, Amazon and Kings Mill Hospital are barely 15 mins drive away.

We are on the Mansfield - Southwell - Newark and Mansfield - Nottingham (Barton 141 and Stagecoach 28 and 29) bus routes.

Disabilities:
Bedrooms can be accessed via steps or a stair lift. If disabled, please phone to discuss needs.

For all guests:
Shared use of kitchen, large dining room/sitting room with log burner/ use of moderately large garden. Dog lovers will find a waggy welcome.

Payment terms:
The lesser of full payment or 1 month's rent in advance. Cash, D/D or BACS please - no cards taken.

References:
For B&B Guests: No ref, but proof of identity & payment on arrival please.
For lodgers: Above all, we want to ensure that you and we enjoy sharing our home, so a pre-visit is essential for lodgers. We may ask for a reference from a current or recent landlord or employer.
