We have a fantastic small and cosy double room available in our large shared house in the very desirable Lady Bay area of West Bridgford, Nottingham. There is some furniture in the room (wardrobe and bed with mattress). The rent is £245 per month plus approx.£105 per month contribution to bills which includes a weekly cleaner of the communal areas, unlimited broadband and all household bills.

This neat and well-maintained character house is very spacious with lounge, large kitchen-diner and second downstairs reception room. The kitchen has washing machine, dishwasher and dryer. There is a pleasant, low maintenance rear garden and storage space for cycles etc in the garage.

The house is in an excellent location in Lady Bay, looking out over the river Trent and the Hook nature reserve. It's a short walk to West Bridgford centre and a short bike ride to the city centre. Lady Bay itself has a vibrant community atmosphere as well as excellent amenities such as a post office, coop and takeaways, plus an excellent regular bus service into Nottingham city centre. Parking is on street/driveway.

The current tenants have lived in the property for a number of years and are all professionals with varied interests.

The local landlord is very conscientious and quick to deal with any maintenance needs, the boiler has recently been replaced. There is a deposit (£275) but no agency fees, while a reference from current landlord and employer will be required.
