The Massive Bedroom is in excellent condition already
& will be fully refurbished again prior to move in.
The Bedroom has lots of light with period sash windows & is in a Beautiful, Fully Furnished, Large & Spacious Edwardian property with 21st Century amenities on one of the best roads in WB. Close to the banks of the river.
It's been Fully Refurbished & Redecorated to a very High standard.
The separate Lounge is also Large comfy & clean.
The main bathroom is also a Large "Family" Sized room, it is warm & centrally heated with a large radiator, comes with plenty of mirrors, storage cabinets, shelves etc.
There's two x energy efficient electric showers & 1 x full sized bath to relax in as well as 2 x WCs & 2 x hand basins - so no stress at all in the morning rush hour.
Fantastic cleaners and gardeners, and window cleaners, oven cleaner and maintenance team, are all arranged for you :) Very Easy professional living, whilst someone else helps with the housework.

There's a clean Electric oven, a proper quality 4 burner gas flame hob - ideal for cooking, with extractor to remove cooking smells. It's all pretty new kit, all modern & all very clean. Oven cleaning company cleans & services the cooker too.
Good quality carpeting & flooring, all shampooed clean with original period Victorian & Edwardian features like fireplaces, plasterwork & spacious rooms with high ceilings & picture rails. It's nice.
Freshly decorated with comfortable sofas & carpeting; very Light & airy with large windows, all help assure the house is just a lovely place to be. Maintenance team all provided. Job done.

Professional living environment for the current fantastic & considerate house mates, TBF everyone works with the landlord to keep it really nice.
Outside there's a peaceful, well maintained, landscaped & private Sunny, Sheltered Garden with a great sun patio & large BBQ area for chilling. Wonderful on warmer summer's evenings & on any fine Sunday morning too. Also perfect for WFH on a warm day. Again: Decent quality & friendly gardeners all provided.

Just 10 minute walk to West Bridgford park for a lunch time stroll & onto award wining bars, restaurants & shops on & around Central Avenue, in West Bridgford Town Centre for evenings out, Sunday market etc. As well as having independent local delis and national & international retailers like M&S, Boots, Costa, half a dozen high street banks, pharmacies, news agents etc.
The house is also just 5 mins to the more chilled out riverside area of Lady Bay & Trent Boulevard with its own take aways, Co-op, barbers, pubs, local grocers, post office, convenience stores etc. It just works really well.
Many cheap & Fast Travel options are available: 10 min walk to canal & 5 min walk to the banks of the River Trent, via nature reserve etc. Its beautiful. just a 120 seconds walk to the bus stop on the regular Main Bus route. Absolutely Perfect. Buses are very regular, & have wifi, & operate a decent late night service too.
Just 2 miles / 10 mins from Notts train station; just over an hour n half to London by rail. Very easy & almost immediate access to anywhere: Only 10 mins drive or taxi into Nottingham city centre or 5 mins drive out of Notts to the ring road for UK main roads & motorway network anywhere in the UK. Just minutes to the A52 ring road - so travel east, south & west is especially fast.
Theres loads of unrestricted FREE parking, for several vehicles. NO PERMITS needed either :) Parking is easy & plentiful. And OFF ROAD :) Secure enough for cycles / motorcycles too.
Whatever you preferred mode of movement: theres some where to put your shoes, store a bike or canoe :) or park a car.

Exceptional house share & great location on a beautiful quiet residential street, in possibly the best part of West Bridgford in probably the 'Best City in the East Midlands'.
Professional landlord is fully insured and both Council Licenced & CRB Police checked & professional member of National Landlord's Association = very approachable, will repair / replace exceptionally quickly anything that needs doing, no problem at all. No damp! and nothing broken :) The house is really nice. Dozens & dozens & dozens of fantastic references, thank you letters & positive testimonials from previous housemates all available to read as well. Rated as 5 star 'Outstanding'.
House is thoroughly safety checked - so all the essential regulations are met: Fire alarms & extinguishers, gas & electrical certificates, safety testing, insurances etc etc. Everything.
Also burglar / security alarm with movement sensors & outside motion sensor as well as security lighting also provided along with double glazing for added security.
House has had green modifications so that it is comfortable to live in - in all weathers and is cheap to heat: with double glazing, and modern roof, wall & floor insulation & modern energy efficient boiler & reliable electrical appliances.
Our home is located very close to both the main high streets of Trent Boulevard & Central Avenue in the exclusive & extremely desirable neighbourhood of West Bridgford.
The area is well regarded as safe and has a National reputation for offering an excellent quality of life.
Friendly, sociable housemates are simply looking for an easy going & civilised housemate, that enjoys the cheap bills & great social side of shared living (but still has to get up for work the next day!) and wants to live in a location & a home that is a cut above the rest.
This beautiful house has a large separate Lounge - perfect for relaxing with a couple of very comfy sofas, & coffee table to put your feet up on at the end of a hard day, and comes with really very little hassle for the housemates. Housemates are friendly, chilled out & civilised. So we're looking for a housemate that in turn comes with very little hassle too :)
Clean, recently redecorated Large Double Bedroom is (ideally for a shared house) in a quiet part of the building. It has its own private broadband, private phone line / cable and separate telephone number too, just for the room. As well as its own digital freeview ready TV aerial point. Sky, Virgin available too.
It is a really Lovely Room, it is a very very big double, it is light & sunny, being south west facing it gets the sun all afternoon, and can be provided fully furnished - or part furnished or un-furnished - you choose :) whatever you like, although typically the room includes double wardrobe, comfy double bed, chest of draws, bedside cabinet etc., all are cleaned, & sanitised - even in none COVID times :) before anyone moves in, the carpet will be shampooed as well. The room has been completely redecorated within the last 18 months & will be completely redecorated again before anyone moves in.
All rooms are cosy, with full size large radiators, full gas central heating & double glazing anyway. And this room has two lovely large windows that mean the room is light & bright.
If there is something that you need at the house & we haven't already got it installed: please just let us know :) it's that simple. It's ideal.
Our local pubs are pretty perfect too: with juke box, pool, darts, DJs, sports screens, locally brewed beers, & micro craft brewery round the corner as well as free Elec charging if you have that kind of car, and they have good food at great prices, huge selection of drinks & a quiz evening for a tame weekday night out. Whilst the city is only a few mins in a cab over Trent Bridge for a wilder weekend night out. There's chilled pavement cafes for your Sunday stroll, local delis & decent national shops if you don't fancy making your own sandwiches in lock down too, as well as regular farmers markets minutes away and everywhere is walkable, cycle able, & eco bus accessible as well.
Even though it's only just a few minutes to Nottingham City Centre & is rapidly commutable to either Derby or Leicester for work, rather than commute at all - to any city with pricey lattes: it's always easier, cheaper & more environmentally sound to work from home, and if that home is really lovely - it's far better too :) Whether at home 24/7 in a pandemic based lock down or just WFH for a few sunny Fridays from choice anyway, the area - as well as the house & gardens - are absolutely lovely places to be and the house mates are all spot on too.
Its likely COVID has influenced what we’re looking for in a housemate: Although classic behaviours like cleanliness, paying bills on time and not eating each other’s food (!) will always be important housemate qualities. Now increasingly personality traits like kindness, empathy and patience are maybe even more important now? Oh - and gardens too! A garden is now definitely an essential for a quality of life. Not a nice option. And thankfully our garden is lovely :) and lawns & hedges all cut for you.
In short: Great value in high quality surroundings in one of the best areas of the UK for less than student prices; at around £109 / week rent. A small part of which is donated to charitable giving. Available pretty well anytime from Early/Mid Feb, through to Mid March: We have tried to be really flexible as this probably helps your own move in plans / maybe saves you some money on overlapping rents :)
