WELCOME to my refurbished 3 double bedroom luxury home (share occasionally with owner who's away 1-2 weekends a month) and one other senior professional. on prestige top of hill part of Abingdon-on-Thames, centre of Oxford's and UK's 'Science Vale'. 5 min by car to Oxford, or 10 min using 4 excellent frequent bus services (every 10 min daytime) day and night. My other guest is away travelling early May for 2 months in the next 3 months so house will be very quiet indeed

Official bus timetables show my home is 10 min FASTER to Carfax tower Oxford's official centre than from Cowley, Headington, Botley etc!

(The sole Multi Deprivation area in locality is South Abingdon 3 miles away, south of Thames and south west of town on low lying ground).

****RENTAL FACTS****
OXFORD/ABINGDON HAS 4th HIGHEST RENTS IN COUNTRY (per official govt analysis of all rents paid)

OXFORD-ABINGDON BRMA 'Broad Rental Market Area' currently only Central London and Inner N London BRMAs are higher in whole of country); The 'Abingdon-Oxford BRMA' has 175,000 households, of which only 65,000 (approx 35%) are in Oxford or Abingdon the 2 largest urban areas in the BRMA. Abingdon Oxford rents are naturally higher because of demand due to large cluster of science and technology businesses and world famous university

The Abingdon-Oxford BRMA is an approx 15-20 mile circle centred on N Abingdon, out to Chipping Norton to north; M40 Wallingford to east; Didcot/Wantage to south; Carterton and Witney to west. Hence the average for the Abingdon Oxford BRMA includes many rural area rentals deep in the countryside. This 'average' thus artificially brings down significantly the 'average' calculation for anyone choosing more expensive or desirable Abingdon or Oxford.

(The official HM Govt website shows rents averaged within every BRMA in UK. The govt then takes the rent paid by the LOWEST 10% for each BRMA and makes this the maximum 'Housing Benefit' govt pays in every single UK postcode).

In ABINGDON-OXFORD BRMA, the UK govt awards Universal Credit benefit claimants £550PM for an 'UNFURNISHED SINGLE room.' Frozen by govt for past 5 years by govt. Hence as market rents rose, this meant there were no single unfurnished rooms affordable in this BRMA the past 2 years. It has just from April 2024. been unfrozen by govt and increased by 16% However because market rents have jumped 35% in this 5 year period, Housing Benefit rates within this BRMA should in reality be £750 for a small 'unfurnished single room' in Abingdon-Oxford BRMA. Thus even £750 will barely afford many single rooms in this BRMA area except at furthest extremities from Abingdon-Oxford and most rural parts of BRMA's 20 mile radius. Benefit recipients must also additionally of course pay council tax, power, water rates etc and provide their own or buy furniture too

(Housing Benefit for a 'self contained one bedroom' was also frozen 4 years ago at £740, but this month in April 2024 was unfrozen and increased by 16% to £900. However as market rents have risen by approx 35% over 4 year period, even at £900 the govt now pays, it still won't be affordable for the bottom 10% of rentals within 15 mile radius of centre of the Abingdon-Oxford BRMA in N Abingdon).

(The official University of Oxford website in June last year quoted Oxford colleges "heavily subsidised most common rentals for 175 days a year are £6-£7,000" or £240-280pw or £1040-1215pm ie an annualised £13-14,000. In the remaining half of year, Oxford colleges rent out rooms to tourists at somewhat inflated tourist rates to subsidise their student single rooms). Of course since this was published on the official Oxford University website, market rents have increased 10%

Please appreciate on offer is a large fully furnished double room in a luxury fully equipped luxury home with all facilities included. It's not a small unfurnished room full of 6 or more people in a crammed HMO or for a benefit recipient only able to afford the bottom 5% of unfurnished single rooms
