Friendly house share near Oxford city centre

I'm moving out of this lovely house-share where I've lived for 3.5 years as I'm leaving Oxford :( (at least for now). The house will have two guys and one girl remaining, from England, Scotland and Lithuania, we are ideally looking for another girl as a replacement to keep the gender balance but most importantly the person would be the right fit for the house.

The housemates like to keep a friendly atmosphere, we play board games together at weekends or go to the pub, sometimes play tennis together (as beginners!) and every now and then we have a meal together (one or two people cook or we can get takeaway). Two people in the house are veggie and one is carnivore but we are all happy to eat veggie meals together. While we do like to hang out occasionally we also all have our own lives and respect that we all need our own time and space. All work Monday-Friday and chill in the evenings.

The room itself is quite small; it has a double bed, fitted wardrobe, desk and large chest of drawers. The house also has a large living/dining room with a sofa, other seats and a dining table with 4 chairs. It's quite nice for eating together or relaxing. The kitchen is quite small but does the job! We also have a small patio garden that I mainly cared for so if the new housemate was into gardening/watering the plants it would be awesome - if not I can find new homes for them. There's a large bench in the garden which is lovely for sharing an evening drink with friends. Disclaimer - the photo included was taken in July last year and it is not quite so colourful now!

The bills are currently set up, and come to an average of £125 per month over the year (gas, electricity, council tax, water, wi-fi and a weekly cleaner who comes every Tuesday to clean communal areas). We are looking for a tenant who is happy to take over responsibility of some bills.

The house location is perfect for getting into town which is less than a 10 minute walk, near a lot of bus routes to Didcot/Abingdon/Headington and a 15 minutes walk to the train station. The street is very quiet - no through traffic and no road to the back of the house. There's a park at the end of the street with tennis courts and a heated outdoor pool in summer. On street permit parking is available for £60 per year.

The landlord is happy for us to arrange new tenants when we move out, but he does ask for an email reference from an employer or previous landlord. The bedrooms and bathroom all have brand new double-glazed windows (November 2020) and soon the living room bay-window and both outer doors are to be replaced with new also.

I'm looking to move out around mid-May so ideally the perfect housemate would be ready to take over the rent at that point. If you have any questions feel free to ask, and if you're interested send us a message to introduce yourself! We will look at holding virtual viewings/meeting at first.
