2 Double Room Shared Flat or Whole Flat Let Avail

I have just recently completed fully refurbishing this apartment to a very nice high standard.

There are 2 letting options available here:

1 - You can rent 1 of the double rooms and share the place with myself (the owner) whilst I am in the UK, when i'm away the whole place will be just you here. You will be able to use the whole apartment and come and go as you please. The rent would be £500 per month which would include all bills. PLEASE NOTE: ONLY 1 PERSON AND NOT A COUPLE CAN CHOOSE THIS OPTION AS I WOULD ONLY WANT TO SHARE WITH 1 OTHER PERSON IN THE PROPERTY AND NOT A COUPLE.

or

2 - You can rent the whole place out for yourself. If you take this option the maximum number of people living here would be 3 people, but all persons must be over 18 years old (SO NO CHILDREN!) and the rent would be £800 per month which would NOT include all bills apart from broadband internet. So this place can be used for single or shared occupancy.

Everything you need is here, so the apartment is fully furnished - (For Option 2 - Some items will come out with me like the TV for instance, and if there are things here which might not be required by yourselves, then I can see if this can be relocated in the property or be removed from.)

The bedrooms have a key lock so you can have privacy!

Bedroom 1: The room has a built-in wardrobe, PC desk with chair, king size pull-up bed with spring memory foam mattress (plenty of storage under the bed - no bedding is supplied, so you will have to bring or buy your own), shelving, bedside table with drawers & chest of drawers.

Bedroom 2: The room has a walk-in wardrobe, wall mounted desk (you would need to buy your own high chair of your comfort/choice), night storage heater, small double pull-up bed with spring memory foam mattress (plenty of storage under the bed - no bedding is supplied, so you will have to bring or buy your own), shelving & double chest of drawers.

Kitchen: Among many other items, has a washer-drier, plenty of cupboard space for your food and also an overflow hide-away section, and a very large fridge-freezer.

I would like to rent the apartment to a single person (for Option 1) or a couple (for Option 2) who are clean & tidy, that will look after the place, and is/are a none smoker(s). PLEASE NOTE: NO BENEFIT PEOPLE PLEASE

The rental period for Option 1 is for a minimum of 6 months with a rolling on contract. The rental period for Option 2 is for a minimum of 12 months with a rolling on contract. The apartment can have pets, but it all depends what the pet is, so this can be considered (Unfortunately NO Cats, Birds, Rabbits or Rodents).

The apartment is located in a relatively quiet residential area just on the edge of Yeovil town centre, not far from the A30 and Pen Mill Train Station. The main A303 route can also be accessed within 10 minute drive.

Please note : UNFORTUNATELY I CANNOT TAKE CHILDREN HERE, SO ALL OCCUPANTS MUST BE 18 YEARS OF AGE AND ABOVE! Also, the curtains in the bedroom have now been sorted. Also, depending upon the type of pet you own, there might be a deposit increase to cover any possible damage to the property caused by the pet!

BELOW IS FOR OPTION 1 RENTAL ONLY:
I am a single, professional male, that likes to keep things clean and tidy, and look after things. I am a very friendly chatty outgoing person. I am a none smoker. Looking for similar person and don't mind if they have a partner so long as the partner isn't here 24/7.

The monthly rental price includes all bills (water, electricity, internet,.... everything) and there is no usage limit on anything (within reason), however, if you will be working from home, there will be an additional surcharge of £100 per month to cover any additional rates incurred during the day, so you will be paying £600 per month.
