# ABOUT US & YOU
We are looking for one tenant to rent a double room available from the 7th of September in the North Road/Gabalfa/Whitchurch Road area (CF14).
We are two female students studying at Cardiff Uni. We're looking for a (preferably) female student to come in for a 12-month contract. Although we do appreciate a good chat and hang out whenever we're free, none of us parties. We are looking for someone similar, respectful, clean, and down to make a cosy, comfortable home.

# ABOUT THE PROPERTY
The property has excellent rental value, and it's in one of the best locations in Cardiff for those who want to live in a more quiet area but still have access to amenities (e. g. GPs, shops, restaurants, bus stops, uni-related buildings, parks, churches).

The property contains:
- 4 bedrooms in total and a small storage room (upstairs: 1 single room, 2 double rooms and a storage room; downstairs: 1 double room)
- 1 bathroom and 1 toilet (the bathroom is upstairs, while the toilet is downstairs)
- a good-sized kitchen
- a good-sized living room
- a small conservatory (where we keep a tumble dryer, washing machine, a small fridge)
- a small paved garden

# ABOUT THE ROOM AVAILABLE
> Double room (£275/double - NO bills/council tax included - bills will be an additional £50-£60/month)
- this is a good-sized double room; most things you can see in the photos below are part of the house - double bed, chest of drawers, large wardrobe, and a bedside table.

# OTHER THINGS TO CONSIDER
- The house will be on a joint tenancy, and we will all have to re/sign the agreement ASAP.
- Deposit is required. When I checked with the agency, the last time was £280, but it needs to be confirmed for this academic year.
- You can apply for a parking permit (around £7.50 for the first car, £30 for the second car). However, there are still some free parking spaces available on nearby roads that you could use without applying for a permit.
